Trust Passport
How your score works
Every tenant, owner, and home on Nivantro carries a score from 1.0 to 5.0, shown to one decimal with stars. It is a signal for rental trust, not a credit bureau score and not a guarantee of approval.

1. Reviews (main driver)
Everyone starts as New. Your first published review starts your score at 3.0, and it moves from there. Only people with a tenancy confirmed by both sides can review each other, once per home, owner or tenant. Reviewers upload their rental agreement; Nivantro does not verify it, so cards say “Agreement uploaded”. Public review cards stay anonymous.
- Weighted average (A): the average of all 1–5★ ratings, where reviews older than 180 days count at half weight.
- Confidence: reviews ÷ (reviews + 2). A single glowing (or harsh) review can’t swing a score on its own.
- Review score = 3.0 + (A − 3.0) × confidence.
2. Behaviour (a capped nudge)
Tenants: rent
- On-time month confirmed by owner: +0.05
- Late month: −0.08
- Disputed months: excluded until resolved
- Net cap: ±0.40
Owners: maintenance
- Resolved ≤ 3 days: +0.04
- Resolved ≤ 7 days: +0.02
- Resolved in 8–14 days: 0
- Resolved > 14 days: −0.05
- Open > 14 days: −0.03 each (max −0.15)
- Net cap: ±0.30
Homes are scored on reviews only. The final score is review score + behaviour, kept between 1.0 and 5.0 and rounded to one decimal.
3. Every factor and its weight
| Factor | Applies to | Weight | Notes |
|---|---|---|---|
| Reviews from confirmed tenancies | Tenants, owners, homes | Main driver | Recency-weighted average rating, blended with neutral 3.0 by confidence. |
| Review recency | All | 0.5× if older than 180 days | Recent experiences matter more than stale ones. |
| Review confidence | All | n ÷ (n + 2) | 1 review = 33%, 5 = 71%, 20 = 91% of the way to the average. |
| On-time rent | Tenants | +0.05 per month | Only months the owner confirmed as paid on time. |
| Late rent | Tenants | −0.08 per month | Late weighs more than on-time, so one late month isn’t erased by one good one. |
| Rent cap | Tenants | net ±0.40 | Behaviour can never outweigh a real review history. |
| Maintenance fixed ≤ 3 days | Owners | +0.04 each | Measured from request to Resolved. |
| Maintenance fixed ≤ 7 days | Owners | +0.02 each | |
| Maintenance fixed in 8–14 days | Owners | 0 | |
| Maintenance fixed > 14 days | Owners | −0.05 each | |
| Request open > 14 days | Owners | −0.03 each (max −0.15) | Still open or in progress. |
| Maintenance cap | Owners | net ±0.30 | |
| Disputed rent | Tenants | Excluded | Not counted until resolved to Paid or Late. |
| Profile completeness / ID added | All | Not scored | Shown on passports as context only. Never changes the number. |
4. Worked example
Priya (a tenant) has three reviews: 5★ and 5★ from this year, and a 4★ from two years ago. She has 10 on-time months and 1 late month.
A = (5 + 5 + 4×0.5) ÷ (1 + 1 + 0.5) = 4.80
confidence = 3 ÷ (3 + 2) = 0.60
review score = 3.0 + (4.80 − 3.0) × 0.60 = 4.08
rent = 10 × 0.05 − 1 × 0.08 = +0.42 → capped +0.40
final = 4.08 + 0.40 = 4.48 → 4.5 ★
5. Labels and the old 300–850 scale
- 4.5+ Excellent · 4.0+ Very good · 3.5+ Good · 3.0+ Neutral · below 3.0 Needs work
- Scores used to be shown as 300–850. We map them one-to-one: stars = (old − 350) ÷ 100, so 650 → 3.0, 750 → 4.0, 850 → 5.0 (450 or lower → 1.0).
- Around 4.0★ and above, people tend to get noticed faster. That is a hint, not a promise. The other party always decides.
